My view is there is more protection on a wrap than a sub to and with the right disclosures and underwriting can be an alternative option.

It’s definitely smart to evaluate the tax and cost implications of your funding options.

The best option is to respond quickly and professionally in hopes that they move out.I would give the tenant two options: 1. vacate the rental in one week, leaving it in the same condition as when they moved in, and I will refund their deposit within 72 hours; or2.

Lots of people in higher risk zones are seeing 100%+ or even canceled policies with no option to renew. 

There are risky, but high return options like QQQ which grew 27% over the last year or on the other side / safe end, there are super secure short term US government bonds like SGOV which pays out about 4.5% in dividends. 

Typically, the investors I work with purchase properties in their personal names and then quit-claim the title into their LLC after the deed has been recorded.Markets like OKC, Memphis, and Little Rock offer some excellent, affordable growth opportunities, and I’d be happy to chat with you to explore these options further.
