What are some pros that I can highlight from the seller’s perspective.Here are a few that I’ve come up with:1) monthly income at a higher interest rate;2) avoiding a larger tax bill by reducing the purchase price (on paper);3) a promissory note that they could potentially sell down the road.Any other major ones I am missing?

Never noted on city plans. 

I have a note in the lease that they're not supplied or warranted by the landlord and the extent of what I will do (if any exist at all) is haul them away. 

Like others in the post, interest income is portfolio income.What you can do is invest a self directed IRA/roth and put this money into notes.

Treat your family private lender like (or better than) any other private or HML: promissory note and lien recorded against the property.

Note that the house still did NOT have the required City Permits to rent the house to a tenant.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

Note I 100% know that CPM is not LTR PM with a few tweaks- I have lived and practiced this for over two decades.
