The 19145 and 19148 neighborhoods are closer to the sports stadiums and not the City Center.

I'm intrigued by, but still thinking about Ybor.I see the values skyrocketing once the Rays move their stadium over there.Increasing, yes. 

That is typical though with these older stadiums that should be retired.

How many time have you seen photos of living rooms that look as big as an indoor stadium only to find out that they actually as small as a bed room?

@Eddie MarcanoNothing is guaranteed, and in this situation it will depend on how big the town is, but new jobs, a new stadium, over all gentrification, a new school, a new bus or transient station, and others are great bets to improve local real estate markets.

I'd like to see some sort of stadium or concert venue on the water front, surrounded by locally owned restaurants and shops so that there's a reason to visit.

I would say, a good area of the city to start is Pig Town (outside of Orioles stadium).
