Once the construction of the business building was far enough along (but no more than 180 days) that the price of the land and the amount of improvements you make on it are equal to the sale of your old investment property you take title to it and that would complete your 1031 exchange.

We realized the screws we were using were too small for the door hinge and we just had to finish that small bottom corner.1/26/25 - We went to Lowes and picked up some 1 1/2 inch door hinge screws (sound in the screw/nail section) and went back to the rental.

With the equity you’d free up, paying off $50k in personal debt and boosting your credit score while freeing up $3k/month sounds like it could significantly lower your stress and open doors for future projects.That said, selling means you’d lose a cash-flowing asset, even if it’s not huge.

Overall, sounds like there is more inventory coming on line in 2025 in some major markets so wondering what some of those leading indicators of a "bottom" might be.
