Before you spend any money, you just need to price everything out (i.e. cost of homes, moving costs, installation, hook ups such as electrical, water, etc). 

You could sell on lease option or installment sale.

Minimum ADU cost including installation for a tiny one is $110000 and a 800 square foot one is $165000.
