Purchasing a land lot and then using the paid off lot to secure a construction loan from a bank could also be a viable option rather than fixer upper or turnkey.

Hi was was wondering if anyone here in Chicago or surrounding areas have purchased from the cook county land bank and if so what kind of loan did u get if any to buy and fix it up or develop a property any info would be very helpful thanks

It would be overwhelming to pay for advanced training in a high-performance, sophisticated, multi-engine fighter jet when you're still trying to land the airplane safely.

For instance, I've reached out to cost segregation companies in San Diego that will base land vs building value on whatever split the tax assessors report shows which many times can be around a 50/50 split. 

Many issues could be fixed over the phone or simply denied because it's not a land lord's responsibility.

Have offered on 3 in the peats 6 weeks but haven't landed one yet. 

A few weeks back I had an out of state client land a turnkey rental for $275k in downtown Sherman with a long-term tenant in place paying $2275/mo.

It was a property that could not be financed because it had a second unpermitted house on the land.
