With all of those perks being discussed, let's take a look at the math on the marketing side:Let's use 2 hypothetical lists for example: 1) My scrubbed list of probates to check the probate records for "real property being inherited" and a different mailing address for the applicant and the inherited or soon to be inherited property.2) A random list pulled from ListSource containing certain criteria of out of state absentee and 90% or more equity in the house.List 1: mailing 1000x5 times with a postcard costing $.50 ($2,500) (hypothetically let's say 80% of these leads have motivation) ($500 is in vain)List 2:same $2500, except only 50% of these leads have motivation of some sort, so there's more tire kickers and less potential. ($1250 will be in vain)With this math, the value of a great list will be worth at the very least $750 plus value in the market place, more concentrated motivation, and much less tire kickers.What does the BP community think?

My list is checked to make sure that there's property inherited, it pulls the inherited property information which is right 90% of the time, and I even scrubbed it to make the inherited property different from the mailing address (absentee).

Considering the situation with dust I'd get a crew out there to soap down every surface once you finish construction work and encapsulation and then scrub the window sills and floors a second time the morning of the inspection.

I pulled out the carpet out the house so there's absolutely no carpet in the house and I scrubbed the house with vinegar. unfortunately the house still smells like cigarettes and wet dog/ the pet odor smell.

The bathrooms are 30 years old, but the toilets work even if none of the kids that inherited the thing are up to scrubbing them to it presents well during showings to retail owner occupant buyers (anything that's a cheap fix, that wasn't done prior to listing, is GOOD news for you because it's going to scare off the nesting newlyweds that can/will offer a price based on emotion).

I did really well with it and built my business by doing that.Is there anyway to get a large list of numbers to cold call distressed homeowners and be able to target them or do i need to scrub them myself by looking through craigslist.Does anyone use cold calling in their business?

I look at between 500 to 1,000 properties a week for OM's and flyers with my office worker who pre-scrubs them with the criteria I give him.
