There is a gentleman by the name of Merle Woolley who made his living in this area doing the exact type of deal I'm trying to do - buy around 20% below market and selling on a LO.

@brian @Brian Gibbons   The laws for LO's are intertwined within Title 2 CH 5 TPC which are about Conveyances and contract for deeds. 

I know FL requires a license for flipping LO's, but does that mean I have to do them as an agent rather than as a principal? 

Except in example 1 with the L/O, it is little $ needed for the option consideration.
