I feel if someone wants to they can put down a nice area rug for a good sized room bought online in the price range of $45-85.

I'm shocked at how many on this thread sweep this under the rug.  

If your plan is working in your market, that's great.But someone might pull the rug out from under your business plan in the future. 

Brookings Oregon.. again not going to get 10k lots but it will be 10 miles from the ocean and some great rivers come in there including the Chetco and the Basically you have to realize the coast of N ca and S OR is quite rugged .. there are props to be bought within 5 to 10 miles of the ocean then it turns into rugged  national forest type properties for a substantial amount of territory.. once those coast ranges and the southern Siskiyou's are crossed them you get  into high desert type props. 

Area rugs?

I might change a few things decor wise...i.e. add rugs to the bedrooms, a table with the two high stools, and nicer sitting around the firepit.

If Russia threatens the sovereignty of other European nations and/or China intensifies rhetoric/action against Taiwan, things could get very volatile in the markets globally, which could have a negative "wealth effect" which may impact RE investing.

Definitely use an external pricing tool like Pricelabs, consider allowing pets with a fee (an extra $5-8k per year just might make the cost of that new rug more palatable—and it’s unlikely you’ll need one since most pet owners take care of the place), and consider one-night stays if the guests are properly screened.9) Others will disagree and perhaps location has a part to play in areas that are and are not desirable for partying, but to elaborate on the last item above: one-night stays (between other guests) add about $10k NET to my annual bottom line.  

Everything from additional severe weather driving insurance rates up further to an intensifying recession leading to increased unemployment can cause shifts in this industry so the best strategy is to remain vigilant and adjust as much as possible to changing trends. 

Then the crash hit and it was like pulling out the rug from under them.
