I have 2 cars that we are trying to exclude the payment from for dti ratios.One was owned at $852 monthly payment (this was refinanced to remove borrower from the loan)this one is giving me a problem because they are asking for payoff but honda is saying they take up to 10 days to be able to send it.Any guidance on a way to get this closed sooner would be great, seller is on a tight timeline.Second one is a lease that we have had approval to terminate (for $2600 fee) and then that one would be excluded.

After talking to two realtors with intimate knowledge of the area, we learned that STR rents and annual occupancy are just too low to even cover the PITI of properties in the area, let alone maintenance, supplies, lawn care, snow removal, etc.

If you need to go to Airbnb perhaps they can assist you with removing it etc. 

Interestingly, in the past few years that I've been watching Nomad, their reviews have gone from a solid 5.0 on Google (mostly fake I assume) way down to a 4.2 now. 

If not, and if you are not removing the renters and living in it, then it is an investment property. 

Lease clearly stated no illegal business and I'm pretty sure he won't be able to pay rent without the additional cashflow he had coming in.Tenant actually put the house address on a website for rub & tugs (rubmaps.ch)- that we are trying to get removed. 

They offer so much in all the paperwork, scripting, and more to remove the problems you mention so the "error" part of trial and error is mitigated.
