I can just see the attorneys firing up these investors, students smucks whatever you want to call this gang of 164 folks... its one thing for the fed or state AG to take on a case, then I would think there is at least something to it.. a bunch of disgruntled investors.. just another way for attorneys to milk the poor people who think they can win in court..

I want to separately keep notes and information on each deal I do individually so I can have a portfolio to show for maybe raising capital but also to just review to see what mistakes were made etc...Tired of my desk looking like a paper recycle bin...

Not ideal for a flip but if you have flexibility on layout you can sometimes find a deal on recycled showroom cabinets at greendemolitions in fairfield.

But it's always nice to get all (or more but that's typically hard in today's market) of your "cash" money back so that you can recycle that pot of money over and over again.

Use the "BRRRR strategy", which allows you to recycle your same $25k, every 6 months!

If it take another month for you to find the right candidate to fill the apartment that is still better than the two to three months a professional renter will cost you by tying things up and milking the eviction process.

Yes I do believe CF is king but being able to BRRRR the majority of my funds out of each deal after the rehab/refi is what allows me to continually recycle my initial investment and expand without running out of capital.
