I was well aware that most insured don't have the knowledge to push back against an adverse party who may not themselves be aware of the law.I hope this helps.

Property like this sf does not matter it is revenue it can generate.I think $400k is pushing it in downtown Hagerstown - just my 2 cents

For me the 'key' was finding a mentor willing to push me and help me figure out what, when and how to do it.

I would guess that a 3% max annual raise is more realistic because the socialists are tightening their grip on California and pushing for harsh laws to take control of properties etc. 

Keep your head down and keep pushing.

Putting yourself around the right people will push you very far in RE.
