I've spent countless hours on the phones of lenders negotiating loan mods, better terms and prolonging the process to keep lenders from foreclosing. 

What ever your answer is/was i agree with the other members waiting would only make things worse or prolong the envitable.

Rent assistance that is limited for a tenant who is in place I would do but you have to know if it is just prolonging the inevitable.

Additionally seal coating and striping the parking lot would make the building pop as well as help prolong the life of the asphalt.

In a partnership as you portray above, I would be require a priority return of my capital - if the there are overruns, prolonged carry and/or the property does not sell in the forecasted prices range, I am made whole first.  

@Kaleb PackerIn such a situation, if the vendor provides proof that he's served notice and the tenant has received/acknowledged it, we would close, but we would hold-back a portion of the purchase amount in escrow (with our attorney) until the tenant had left and any fallout (damage, prolonged eviction, etc) would be funded from that hold-back.

If you pay on their behalf, you are only going to prolong the process.

Any repairs other than routine maintenance done after the property is placed in service is subject to  capitalization rule, which is to capitalize the payment if it prolongs the life of the asset or improves its value.
