My main reason to do this deal was to learn the cost of repairs and the hassle of the real estate business.In 2021 my goal is to aquire two more properties, polish my landlord skills, and learning to negotiate with contractors.

I would keep marketing, maybe try a new channel or two with a different demographic, keep polishing the place up, and accepting applications until you get someone who meets your criteria.

Thicker drywall (5/8s instead of 3/8)Stain resistant paint or at least easy to clean up paint (this may vary cause in most causes tenants put so much holes and dents in walls, the turnover for rentals usually require repainting anyways)Easy to clean back splash (less grout = less stuck dirt, so consider the size material)Countertop type (granite and marble stains and require to be polished and resealed eventually; quartz is stronger and stain resistant, but cost twice as much)For appliances, I suggest going to local appliance stores not big box stores.

It also has a USB port which is useful.Overall I think its fine, but its not as nicely polished as the iPad.

Also, if on a slab consider polished concrete, which is the least maintainance of all and trendy now!
