The original wood window was clear and we had to install a plastic curtain rod and cut down a shower curtain for it.

I did have quad tenants break the toilet tank lid and stick plastic flowers in it, jamming and causing a month long toilet leak.  

Then fill the rest of the way with clear gravel, not dirt along the perimeter a plastic drain membrane should be placed on top of the footer to at least an inch above the surface of the new cement floor.

@Larry Fried Having biked to work today for the first time of the summer, I can say that's definitely true.

I guess the tenants bother everyone in the building with the partying every Fri and Sat late at night.

Not bad to buy two condos with plastic and get them paid off in a little over 12 months.  

If the fence is your proceed, it you removed it and wanted it gone it's yours if you do new it's yours, but I'f  make sure you put up some plastic temporary fencing if they have a dog, so their pit bull doesn't come over and greet you..
