Like in our area, most of what I see hit the MLS there goes under contract quickly, so would be nice if you can find someone selling off market. 

Nice and simple. 1 document 1 search per county and FL access to data is very good (open free searches, docs available without charge to view).

Equity and cash flow are equally important when deciding whether to pull money out.If you can put the equity to work by adding another property while still having a nice cushion on your cash flow, then I would say definitely yes.

Sounds like you have a nice cash flowing property already and see a tremendous opportunity with a new property.

It's always a tough call on whether to just do a day trip or pay for a rental as the costs of a nice rental can add up quickly.The TL/DR (which I'll expand on) is that we ended up changing to a strategy of letting others help pay for a cabin that we know we'll love.

Lots of the properties I looked at were not treated nicely by the tenants.
