As you've mentioned, great schools, area in general is nice and it's centrally located.

I sunk a large amount of capitol into these when I purchased them just to make sure they were nice. 

Firestone park and Goodyear Heights are nice areas that get good rental rates and have lots of demand. 

Being a military member house hacking is the easiest way but I’m also open to learning new methods and if at all possible learning from others’ mistakes.
