South Lake Tahoe just put a cap on the number of VHR permits they will issue, so you probably don't want to invest in a property in that town, for now.

Remember. with exposed brick there is no framing, no sheetrock, no nails, no taping no mudding and no painting!

@Ailen Li I think you nailed it when you say that the websites are so much more appealing to potential buyers.

I called my contractor and he told me that one of the subs was putting in a nail and missed hitting him in the head with a hammer by mistake.

.  +$1000Add some insulation $500.If you can nail a few of these assumptions down that are big, then you'll be able to get a good price.  

Even the 25% cap on unrecaptured depreciation is preferential. 

I would not recommend trying to nail them down and get them to admit to violating an article in the Code of Ethics.  

NNN - I am going to negotiate a cap on the expense pass through for property taxes to mitigate the California prop 13 tax increase; ideally getting very close to what the current tax exposure is.

This is my first property and I would like to get this nailed down ASAP.
