I’ll keep this in mind: Invest in OPPORTUNITIES, not property types.

The bad is long gone in the rear view mirror so now, that motivation of making the bad go away, has gone away. 

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

They average 4-5 night stays, keep in mind im not in a vacation hot spot.

Just keep in mind that using that emergency fund to buy your next property and having tapped a HELOC already may leave you in a bad spot if you run into a similar problem again.Also, I’m not 100% sure, but I have heard that personal loans don’t your credit more so than other types of debt so be sure you look into that if you go the personal loans route and then planned to finance your next purchase soon after.

If so, would you mind sharing property details (Bed/Baths/# of guests etc.)I am eyeing into Cashiers as well.
