I am a huge believer in that the actual Better strategy is being able to pivot and take what the market/numbers take you - i.e. at the start of the project, be open to Both (either a flip OR a BRRRR), whichever models out better for the individual project

I could also just do a straight arbitrage/master lease but prefer the co-host model as I see it as more equitable and disperses risk and reward more evenly between myself as the co-host and the syndication LLC as the property owner.

@Michael Belz Photos are the only marketing you have when it comes to Airbnb... we onboarded 3 large homes in upstate NY 1.5 years ago, we brought in models, candles, throws, extra decor and the properties are beating their comps who had nice quality but un-staged photos by around 18%.

You'll need to figure out how to wire it (it's not that tricky, a lot of devices have a 12v power supply) or pick a different model that can plug into a wall but has similar specs.

The new wholesaler, while well-intentioned, caused all of this by trying to broker a deal on the internet with no experience, by not vetting the title company to make sure they were real, by not knowing what they were doing, and by tying up that seller's property with no plan or expertise to get it sold.
