I doubt if she is doing this things on purpose it may feel like it but it’s just either the landlord didn’t use insulation in between the units and the cat you can’t really control a cat it’s not like she is sending the cat on a mission to harass your daughter cats play together her cat probably want to play with your cat.

I suspect the state level is the bigger concern.Our Mission Beach duplex Zillow value fell close to $200K since its height just prior to San Diego passing its anti-STR regulations (which since has been repealed).Purchasing in PB/La Jolla is a large risk because if STR regulations are imposed the value will come down significantly (I suspect an additional ~20% (on top of the already lost value that may approach 15%)).

AS you came to BP for advice it will be slanted towards buying rental real estate which is fine if you truly are up for being a landlord.. not all folks are.. although with a million in cash you certainly could look at investment grade real estate not low end rentals.also there are some great syndicators out there were you could spread your funds around in their deals.. but choosing the syndicator wisely is mission number one.. you could simply invest in REits that are publicly traded gives you instant liquidity.. but do get some advice if your not an experience property owner or income producing property owner..
