So, if you have the means, I'd buy every single property you can find a way to get the financing for.Also, I'd recommend sticking with the lighter rehabs though to keep your turns quick and avoid the more significant risks.

Finding a small flip needing lighter rehab, that nets 10% – 15% while gaining valuable experience, is not a loss.

@Michael Noto my personal taste is for a lighter countertop and backsplace with white cabinets, say beige or light brown in color.

We use lighter shades such as Popular Gray and Eider White, by Sherwin Williams.

Also I am very handy and have experience in remodeling and lighter construction so that way I feel I could manage my properties myself.

I would remove the cabinet without the top,  fix holes in walls and if it adds to the look paint the cabinets a lighter color.

The higher walls shaded by the eaves remain the same color, while the lower walls that gets the sun gets lighter and lighter.  

I'm still figuring out the strategy, but it seems like being able to refi quickly out of hard money would be a great option for a lighter rehab.

Did they leave lighter fluid and some rags?
