There seems to be an interesting investment case for Portugal currently and by building a supportive network of investors we will be able to discuss opportunities and build our experience faster than if we go it aloneWhen I arrive in March I will be focusing on learning the market and seeing which strategies will work for me. 

When wholesaling vacant residential land (city lots or larger residential parcel in rural areas) how long is the due diligence period?

Given your stated position of things, assumptions of skills and network, I'd say your best path is a totally different one. 

If you are just looking to network I would go the route of meetups locally (you can check above at the toolbar, hoover over forums then to the right you have events and meetups.If you are looking to wholesale and build a list of buyers that fix and flip for deals you may have then I would pull lists from 3rd party sites like Property Radar or propstream.

There are great meetups in CT from @Brandon Rush, @Ryan Luby, @Stephanie Cabral, @Devin Peterson, and CTREIA if you want to network with the CT real estate community. 

The boom in building was mostly for the larger cabins because of the crazy rents they were getting during covid (even a little before covid actually). 

I am not terribly concerned with networking to find reliable contractors for renovation work.

Positive cash flow and low interest, i assume, long term loan is an enviable position that with time will produce larger cash flow.  

JC’s lenient approach is definitely a draw for investors looking to avoid the red tape that’s becoming more common in larger cities.

Further, the property may qualify for larger loans based on the increased cash flow ability to service debt.
