The only issue with seller finance and resale is if they don't want to receive a payoff in short order, then they should include a pre-payment penalty.

This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.I have also shifted my focus to buying better.

If the damage is minor, again I think the tenant can simply claim the quality of the appliance was poor and they have the door-seal quality issue to further back up this claim.

Other than cost overruns and unforeseen issues, I think it's just a question of if this is worth it.

I actually have a MF in upstate NY - it is 4 hours away from me so now planning to sell it as it is just too far away to manage when there are issues. 

Has anyone ever had a similar issue to this?

I’ve worked for some group home providers where they employ a maintenance worker who handles some of these issues (usually if the have multiple homes in a specific geographic location) and I’ve worked for homes where the handiest employee fixes things and that option doesn’t always have the best outcomes.

So, the actual seller is probably not the issue here.

If you really want one then I would have one drafted by an attorney to make sure you are square on all issues, liabilities, scheduling etc.
