At one point I realized we were paying this guy $4200/mo for a property that I could see on the MLS he bought for something like $180k.I tried to get him to sell (using alumni as our backing investors) but he came back with a price in the $400 range and said he had no real need to sell.

Because Chicago is amazing in the sense that it has prices at all levels and tons of old inventory in need of renovation (if you want to renovate).Networking in person was the biggest help for me to get started.

If you get into Cleveland, I would just recommend looking into the A-B range neighborhoods if Short term rentals are in your plan.

So, if the range of rents they see for comps are $1100-1450 they think $1400-1450 is "market rent".
