Your real estate lawyer is an integral member of your real estate team, not an optional member.

From fully automated Kiosks (an ATM looking thing that rents the unit, sets up auto billing on tenants bank or credit card, dispenses a lock if the new tenant wants to buy one etc), to smart phone Apps that do the same thing (except vend a lock) to 24 hour USA based call centers that will manage the business and rent the units for those customers who want a human to talk to (and the Kiosk software, smarphone App software, and call center sofware can all be seemlessly integrated within your business management software.

Should I go hire someone to build me a website and then integrate my website with Investor Carrot's website or just use Investor Carrot?

There is nothing wrong with that model, it's a win-win for both as long as both sides have integrity, the proper expertise, and the active partner is treating the JV's funds with utmost care.

The property management software we use integrates with reliable screening for our background checks.

I doubt that your road should be the same as mine, and I think you should spend some time coming to grips with what's best for your market and what's best for you.this is what mom and pop landlording is all about.. fully integrated from sourcing to maintaining to managing.. and every city has this type of landlord business owner..  

to make any money at this unless your a very large vertically integrated reseller of recreational land and can carry all your own paper.. there are a handful of these companies in the US>.
