This is not at all the case if you have to pay for other people to install tile for you.About the wood: there is no other flooring in common usage that will outlast 3x oil-poly coated 3/4-inch oak strip flooring.

Another benefit to tracking water usage is being alerted to potential leaks or pesky things we all experience such as a continually running toilet.Many landlords attempt to submeter water by installing water meters and having tenants, property managers or themselves physically read the water meters on site.

No - Chesky is wishful thinking. a) Most people are not nomadic in nature b) It takes a lot of money to travel and stay at Vacation Rentals (the cost of the rental, food, auto and gas, etc.)For most people, STR trips will continue to be a nice little getaway alternative to traditional hotels....although I believe their usage will grow a good bit anyway.

My tenants also claim they haven't made any changes in their water usage but they would be more conscious of it... 

I just think it's harder for some people to save up plus I want to minimize surprises such as tenant racking up huge bills or suspect water usage (We are in closing now where seller just found out tenant hasn't been paying water bill and it's $1300 and tenant SD is only $800).

Make sure to explain the benefits for them as well.Also, it never hurts to reimburse your tenants for the extra water usage. 

The tenants also liked it because they didn't need to keep change for the machines.It also allows you to track usages and combined with a video, you'd be able to tell if someone was using it for free.

At this point you have proof it is them; show them some prior bills and tell them they will have to curtail usage or pay the extra and hope that flies.
