Hi @Alex Lee I would avoid 203K loan and work with conventional renovation loan based on knowing you'll be forced to use 203k certified contractors which will cost more money and offer inflated pricing because they must follow 203k guidelines. 

I know there's a lot more detail that goes into this, as I'm trying to set this upWould appreciate insight from anyone out there who's done it, and willing to share from experience.

First, and i don't know why nobody else is catching this, you MUST go directly to your broker, sit down and discuss all this with them. 

It makes senseI know the sentiment in Ontario is not great right now when it comes to housing and combine that with tariffs and change in immigration strategy for Canada, I think it's going to get worse before it gets better.Looking forward to more insights and opinion on this.

Does anyone know a good way to get paint off hard wood without having to restore the floor or tarnish the stain? 

I took my thrashing as you know in 2020  I do know some of my clients that sell turnkey have been keeping the houses and doing BRRRR instead of selling them to investors that part of the market has slowed signficantly for many in that industry.

I know I can do 3/4 I’m curious on 1/2   The code already does this.
