I bought a town house in MN in 2020 and have been renting it out for a couple of years. I do not live in the property. Currently, I have an LLC but no insurance. 
My question is do I need insurance if I have an LLC? ...

@Verna Littleton @Wendy Thurst we rep for NREIG and can share that they will not be able to insure the building if it is owner occupied.If you are living in the property as your primary home, you would get a standard Homeowners policy.

We've looked at our title insurance and home owners insurance and umbrella policy with no help. 

I don’t know that there are certain buildings particularly and heavily populated areas that do not allow for Airbnb rentals but that’s completely different Love you deals directly with the homeowners Association of the property and not necessarily Airbnb or the state of Florida.

I am a demanding homeowner myself and assume the same of my clients.  

Question - if a second vacation home is rented on STR basis after closing, what issues could arise when the insurance policy is changed from homeowner's to STR? 

Declare it discrimination and mandate that rental density in individual communities must be allowed up to a minimum limiter of the state median % of renters vs home owners. 

As long as you will be occupying the house, the normal policy to cover it will be a Homeowners.
