I want to start to BRRRR in Indy but I don't have the full 100K-ish in cash needed to start so I wanted to explore this "shortcut" (not interested in using hard money).  

I see that contractors take shortcuts that are usually not discovered until months sometimes years afterwards.We had some electrical issues and some minor flooding issues that we had to go through.

I'm short, cute-ish, blond-ish, a woman so yep, I'm the back door secret - closer.

A short cut to profits?

There will likely be many assumptions and shortcuts in the above calculations. 

However, he will be the exception; 99% of the people paying for a mentoring system will no longer be active in real estate investment within 5 years and most will have earned limited return on there investment.I guess the bottom line is that there are few shortcuts, and those that exist don’t cut the time or money commitment significantly.

If you can get a gauge of comps based on square footage and bedrooms/bathrooms put a spread sheet together or ask a broker for their opinion on a few property’s.Or use a major short cut and call some property managers asking their opinion.

For electrical systems, you have to be very mindful, so no need for shortcuts... as no one wants fires 🤗

Unfortunately, there are some unscrupulous individuals looking for a short-cut or unfair advantage over their competition that ignore and violate some of these rules.
