It would seem to me that most subscribe to the philosophy that rates will stay low indefinitely, in part because that's the new precedent, but also because the Fed has to keep them low to keep payments manageable on our national debt.

We had gotten 1 inch of snow that mostly all melted only stuck to the grass no need to shovel or salt ( so I thought) and this guy slips hard and gets injured ugh.. there’s nothing at all I could’ve done.

While using tax benefits of the loss, yes, I would still save some money compared to renting / buying, but that seems like a dangerous wager to me given that the depreciation taxes will be recouped by the feds if I decide to sell and THAT could end up costing me way more than I ever actually made on the property.

depends on tenant age, maturity and previous home ownership history. pellet stoves generally very safe 98% shut off with no electricity so not great safety net in grid down storm. and flame isnt open to being touched and can be controlled with thermostat   but as with everything from tub, pool, gym, ensure they sign legal form, require renters insurance, get your agent to include it and have lawyer draft a memo and add basic training every heating season. i am looking switch over my oil to pellet wood boiler fed by auger but its auto feed system in basement.
