Currently - I’m losing my mind here with the smaller apt space (although gorgeous view) and more so the loud and rambunctious neighbors keeping me up some nights when I work in a very busy industry and need rest and safe outside space, which Dtla is a bit more unsafe during Covid.

Best case scenario, you buy the lot, CA eliminates single family zoning to address the housing crisis, and you can build a gorgeous MF building on you 0.5 acre hillside lot.

And it was a gorgeous historic home that took a wrong turn in the '70s/'80s.

My #1 location is the Highlands, however it is also the most competitive and I don't want to compete with cash offers.I toured the Lakehouse at Sloan Lake - it is a new build with GORGEOUS amenities for a good HOA price - beautiful pool, fitness center, garden, etc.

I think SF needs to come along and it will have wind at its back but we cannot downplay the growing homeless problem and the rise in crime in this otherwise gorgeous city.

(It has baby blue vintage tile which is pretty and nearby comps show people keeping the original tile and even the tubs, whether they are pink, blue or yellow!
