@Kevin Aljic Residing in Texas your options are extremely limited for a HELOC on investment property, to the extent that I still hear that they are not allowed.I might be biased but I feel the easiest route is going to be a cash-out refinance on your investment rental.

Obviously, I have some bias as I am a CPA.

They have to be sold on the open market to avoid bias for the most part.

But, I think my property is superior (of course, I'm biased!) 

I put out the calculations, I also have an incredible history of success and the amount of REAL profits are measured by more than $10 Million.I would say 90% of those who are biased against these future calculations will just continue with their bias.

@Nelson Fancher, I think I'm biased because our entire business is designed around the terms business. 

I’m a little biased with San Antonio being my city but there are some pretty good people at the meetups here and everyone is willing to help. 

I'm probably biased, but I strongly believe in investing in the stock market.

Be aware that everyone has their biases, and that can be based off of all sorts of things from background to professional experience to simply what has worked for them.
