I would offer it on a land contract to someone wanting to live there for around 1500 and small down payment or sub2 with a large down payment and monthly that would cover PITI.

I would check as best you can before you even contract, but also for sure once you do contract and have the documents in hand.While there are some places for $150,000, there should be relatively few of those any more, certainly in buildings that have long term potential. 

No Chilling in their plans or pulling up on the gas.  

Have my first property in Austin closing on Monday, a second one almost under contract I think, it's great to add assets at the most precarious times in the greatest city in the world.

Or you can sell it, split the equity, and go separate ways.I'm not a fan of borrowing from family/friends unless all parties are honest and everything is documented in a written contract.

If the LLC owns the property, then the LLC should be listed as the owner in the contract.

For sure PG&E requires this for gas and electric, and I think most jurisdictions require it for water and sewer as well.
