Probably many of these areas worldwide will prove fruitful over the long term as people gain wealth, health, and education.   

Having all eggs in one basket will leave you over leveraged.

As I've followed the fruitful investor, I still cannot see how he estimates 100k on a duplex conversion.

So I’ve been getting an “ok” number of ad responses, but like @Quincy Lockett detailed, the results have been akin to a cereal bowl- mainly fruits, nuts and especially flakes!

I am going to see some high dollar reservations for this like the University graduation which will surely be canceled in May.I think this is going to be a down year for most of us.This is why it is important that you don't  have all your eggs in one basket especially if you have bank loans on everything.

Lesson learned about having all the income eggs in one basket. 

We shipped a gift basket of household items and share their burden by extending a 50% rent discount to all of our tenants for the month of April which has been extremely well-received.

I'm more of a low hanging fruit guy though, so maybe that's just me.

I would recommend a spread across the spectrum as @Daniel Hyman suggested, the old adage of "... eggs and baskets..." come into play.
