One friend of mine house hacked a duplex in Pittsburgh, initially making just $75/month after expenses.

There might be larger buildings available but I don’t follow that market too much through the MLS, only some NH Landlord Facebook groups which are both owner friendly and agent friendly.

A friend of mine in Austin once negotiated a partial buy back option when the seller realized they might want back in if the market soared.. from what I read in Bloomberg, that approach can work well if both sides trust each other.If the tenants’ rent covers your carrying costs, that’s a nice cushion, but you still need to clarify that buy back clause.

You don’t have to be aggressive about it but maintaining friendly contact can go a long way.

Per trading desk they said "yeah, crazy right, a lot of people are gonna get caught sleeping on this one", as in when market has that cycle it will get "interesting" when the forced sells occur accelerating the drop, that those in the know have algorithms built and set to grab the bottom.

All of this said, be sure to do your research on STR regulations first and find a STR friendly location.
