I used to pay through the nose for income tax on my internet retail business - lots of revenue and really only COGS to offset it the income. 

Too many guys with ambition spend their time in high school and college with male friends or their noses in books.

Why pay through the nose for a tiny apartment in downtown KC when you can get 3000 sqft and an a half acre in Springfield for probably the same or less per month and your boss doesn't care where you live?

You can get any terms you want, but you'll pay thru the nose the stinkier (ie higher LTV or less experience you have).Realize HM guys are looking for 2 things:1) Getting paid back at a high rate, so you need a track record AND/OR2) If you default, they get their equity back.

People here really turn up their noses at carpet.

They are thumbing their nose at landlords and capitalizing on he cash-out removal that the government is forcing landlords to take.But as we are seeing- lawlessness does not stay contained to one sector.

I'd be willing to bet that most of the people on this thread will turn their noses up at you and say,"Oh, I don't deal with Section 8." 

I’d go with a GC and hire your Architect to Project Manage it as well & you should stick your nose in every meeting and learn as much as you can.
