If you are not looking to evict now, I'd wait with these types of tenants until closer to the 30 days, you are looking for more confrontations and problems if you tell them you won't renew. if anything, you can say that if there will be another violation you will start eviction process best of luck

I keep scans or pictures of all of all letters I send this way including the letter as readable before it goes into the envelope which includes the tracking number written on the letter, plus the filled out certified mail paper and the envelop after its addressed.

So holding the property and even renting at below market to get it filled quicker with slightly less cash flow (maybe 100-200 less at most) is still a decent deal as a buy and hold.
