If your goal is to fill your calendar with just ANY business, then you should expect nothing more than mediocre results.

This ENTIRE industry is filled with promises and people who have "secrets/proprietary" stuff that gives them and edge. 

Definitely varies by state/county but typically you can prep the deed yourself (fill out a form) and then it's like $100 to record it with the county. 

Of course you can be passive and buy performing stuff and get nice returns but when people are having courses that show you how to make a few hundred grand a year in notes people get all excited and rush to the well only to realize it’s dry and you need to work to fill it.
