I have enough liquid money for the down payment for the hard money lender, but that'll leave me with zero cash for closing costs, realtor fees, etc.

Ideally looking to refinance and pull cash back out after rehab. 

I do a lot of searches for multi-families in Cleveland and Akron so Im looking at the MLS everyday on these and I think you can definitely get better cash flow in Cleveland, especially in the 120k price range. 

Purchase price: $325,000 Cash invested: $2,485 Sale price: $335,000 Low upfront cost due to creative financing.

The first goes to foreclosure you will need to cash out the first before it goes to sale other wise you will get wiped out..

Once they're done, you can rent out the property, refinance,  and cash them out.  

Purchase price: $232,500 Cash invested: $45,000 Newly renovated SFR in Shore Acres, St.

That means that speed = cash, so identify the slowest moving parts of the project and do whatever you can to speed them up.Do your research on the neighborhood. 

Seems more important that $14-$28k in  cash flow.
