I do agree with you being able to simply collect and no do much.

Usually when wholesalers can't find a buyer before the close, they will try and get an extension.

Extension: Borrower may extend this note once for up to twelve (12) months.

I have no need for the rent collection or tenant screening as this is a function my property manager does for me.
