I've recently seen people giving advise to take out a HELOC as a means to pay your normal everyday expenditures including bills, and at the same time, taking your paycheck from job and applying it every month towards your mortgage payment.

If I were a tenant and my landlord drives by every day unannounced I think I would feel uncomfortable.I understand the need to keep an eye on your property.The tenants also want to be left alone, if you live nearby and walk your dogs and it's your daily route, OK.

I'm lucky to have a job where I can start early and be off at 3pm everyday with no weekends and I can pretty much take off whenever I need to. 20 units is just an awkward phase where I don't think it's worth having a property manager, but it's also getting to be much managing on my own.
