I've recently seen people giving advise to take out a HELOC as a means to pay your normal everyday expenditures including bills, and at the same time, taking your paycheck from job and applying it every month towards your mortgage payment.

If I were a tenant and my landlord drives by every day unannounced I think I would feel uncomfortable.I understand the need to keep an eye on your property.The tenants also want to be left alone, if you live nearby and walk your dogs and it's your daily route, OK. 

Be prepared to spend the next few months working every day on this. 

And the newest ones have no pictures included, just a description.I hate to say it but I can't monitor craiglist/zillow/hotpads each and every day (and one of the ads that still shows up involves a house I've had rented since September of 2013).

I looked at a lot of market data in Redfin and feel like it is now a good time to cash out but I want to hear feedback from agents/investors who look at deal in this area everyday.

I am in the market every day and can be on or off as a buyer within a few hours of you providing the address.

Don't get me wrong there are plenty of lazy retail brokers out there, I run into a bunch of them every day, but the vast majority of locations I see sitting for along time are simply less than desirable because of the visibility, ingress and egress, or something else all together. 

And I worked everyday, ate almost every meal at home with cost effective foods and sacrificed 90% of my social life to be able to save the way I did.

I'm lucky to have a job where I can start early and be off at 3pm everyday with no weekends and I can pretty much take off whenever I need to.  20 units is just an awkward phase where I don't think it's worth having a property manager, but it's also getting to be much managing on my own.
