Way too much risk to put on yourself at that age, I would 100% wait a couple years and save up a good nest egg before going into investing.

Benefits of SFR is provided you do get good tenant search and find the right tenant, SFR tenants love to nest and stay for a really long time, especially if you are a good landlord.

I would try to NOT use your entire savings though, definitely try to keep a small nest egg just incase any problems come up.

If you're wife feels ok with whatever and happy to invest your whole $110k nest egg, I'd rent and then look to BRRRR houses using your cash as the purchasing tool which will allow you to buy houses a little cheaper and faster.
