As to Jon's question of sorts, where the loan is sold...Direct Lender in the mortgage business usually referes to VA and FHA, where the term came from, that the lender is a direct endorser or lender, they approve and fund the loan and VA/FHA mortgage bankers have agreed to purchase the loan based on that lender's process.

Your local area REIA will have several wholesalers attending and if not, some of the other investors there should be able to point you in the right direction or wholesale you the deals they cannot/dont have time to complete.not an endorsement but try meetup.com to find groups in your area.
