It not only helps save time, money and the boring drive - even though I'd listen to tons of podcasts on the way ;-) - but it also focusses you on the very important phase of analysis and not getting emotionally attached when looking for an investement property.

It becomes emotionally very hard (I am serious) to deal with all these crazy buyers/agents who fight for every 5k on the selling price.

You are not going to be able to control the other side; so, you will need to be able to control your own emotions.  

And with a multifamily, your value will be tied to the returns and not so much the emotions/economics of the homebuyer market. 

Not only is it a mental and emotional victory, but it increases your cash flow.

Let the property manager handle it because it will be hard on your emotionally to do it.

It can be a nightmare if you let your emotions get involved, but a lot of folks on bp evict tenants regularly and it's a pretty straightforward process at the end of the day.

You're getting some emotional responses here and going down that road may win you the battle, but you'll lose the war.

As you and your wife understand more, you'll be less likely to make emotional risk analysis and feel more confident to execute your plan.

I hope you don't waste that much effort and emotion on tenants.
