for sure it can be done after the fact I have to do corrective deeds at least 2 to 3 times a year were title messed up the spelling of one of my LLC's and it has to be corrected after the fact.

Like someone else mentioned, doing a short term rental in a secluded basement that is very private and walled off is one thing, but sharing the same refrigerator, kitchen thermostat, etc. with a complete stranger seems like it will introduce more problems than what the money is actually worth.

I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

We use DealCheck to underwrite deals and QuickBooks Online for everything else post-closing on the purchase.Quickbooks Setup:- Classes allow for separate P&Ls for each property. - Products & Services enable us to track each 'phase' of the rehab. - Projects give us visibility on my projects- My CPA can easily access the reports for tax preparation.

Also depends on what you mean by modest income and bad credit....Worst case like someone else mentioned, you could stay in this property and buy the next with a DSCR.
