I think this Is quite popular    if not very dangerous for many.. and also you take out all those CC and your fico will fall through the floor so keep that in mind.I can see smaller amounts need for small flip projects etc.

But let us know whether this person lived in the house or if it was an investment Michaela  ,, just fyi  CA  NV OR make no distinction on a loan on a 1 to 4 unit  if its for investment purposes to a corp or individual etc. in those states any loan made on that asset class requires a license..

He may be talking about “taking over” your loans by a sub2 purchase.....dangerous for you since he gets title and the loans are still in your name, and you can’t for foreclose.

You may want to contact a company like ProTitleUSA and order a title report which would tell you who is recorded as the first lien holder, as well foreclosure recordings (dangerous if on the 1st), tax liens, municipal liens, possible HOA liens, etc.
