In either case, since the husband and wife are joint owners of the LLC, tax information related to the LLC can be discussed with either spouse.Where spouses are the only owners of an unincorporated business entity and hold their interests as community property under state law, they may choose between partnership or DE status. 

I am happy to discuss why I actually believe residential real estate is the hardest real estate asset class to manage, but will save you that unless you actually care.

It is difficult to decipher whose opinions, judgements, and authority are fiduciary.I do believe it does take money to invest in real estate - not necessarily for a down payment but to have sufficient reserves for the investment (which does not seem to be discussed much).
