I paid less than I would if I went with the mastermind's recommended designer. 

We would handle the structure and property design, planning, permits, bids, sub-division (if needed) for the project.

They will know the local requirements and come up with a quick design.

These young adults who are currently filling up apartments will eventually start building families and will be looking for single family housing.

I have already lined up a professional property manager (the STR is out-of-state) and a design team (we are upgrading every room in the house and adding a ton of amenities). 

I would not trust AI with anything really important, like writing legal documents or designing a new house.

A home that is selling for $100k after we just saw the biggest run up in real estate values in my adult lifetime means that it's probably not a very desirable place to live for people that have options.
