Hi all,I found a medical office space in Laurel, MD; 6 units with1500 square feet each unit; I will be using 3500 square feet for medical/dental practice; planning to rent remaining 5500sft;a) few buildings away there is new university medical office building being built and will be ready by october 2021; they have 50 spaces available and will be having medical practice obviously (similar to my practice); Is it bad idea to buy this property?

While we don't buy all their deals or have clients that may be interested in a specific deal, they are permanent.Contractors- We have some we have done business with for years but we put contractors in the supplier category and are constantly adding and subtracting from the list.Professional services- Also on the supplier list; constantly rotating the listLenders- We have some go to lenders but we also consider them suppliers; Constantly adding to the list I found this to be true in the dental industry as well.

My point has/is/and will be that this is such a grey area (as to whether or not 199A will be inclusive of rental real estate), and that each practitioner will have his/her interpretation of this because, ESPECIALLY now based off the proposed guidelines, the IRS is deferring to IRC162 to define a TB.
